  • Monitor loans from foreclosure sale through final claim settlement to prevent avoidable losses and exposure to the company.

  • Manage and control the day-to-day functions of the post-sale foreclosure processors, responsible for the preparation of investor/insurer claims and conveyances for reimbursement of expenses:

    • Monitor staff to ensure workflow is maintained in accordance with department standards and investor, insurer, client, and company timeframes; counsel staff to improve performance in accordance with company policy.

  • Ensure compliance with investor, insurer, company and client guidelines, goals, requirements and timeframes:

    • Monitor, review and control foreclosure claims processing; ensure company goals are met regarding conveyance and claim filing and client/investor delay reporting.

    • Ensure vendor, investor and insurer requests for information/documents are completed within 24 hours.

    • Implement and ensure appropriate management controls are in place to identify and report any delays, exceptions, trends, and issues; provide information/reporting to manager upon an occurrence.

    • Oversee the preservation and preparation of properties for conveyance in accordance with FHA/VA guidelines; provide monthly reporting on vendor performance, delays and issues.

    • Oversee management of property preservation and onsite vendor to ensure inspections and processes are in accordance with investor/insurer guidelines.

    • Ensure all claims proceeds are received timely (within 24 hours) and processed accurately, according to investor, client and Cenlar requirements.

    • Coordinate, oversee and compile documentation for audits; ensure a successful audit with no significant monetary findings.

    • Monitor, research, and remove 0 balance loans monthly, in accordance with company/client guidelines; provide monthly reporting of all exceptions.

    • Keep abreast of relevant changes to investor/insurer guidelines, industry standards, and client expectations.

    • Implement necessary training, procedures, monitoring and management controls to comply with all changes related to foreclosure claims processing.

  • Manage processing functions:

    • Report any processing delays or issues to clients, investors, and insurers within 24 hours.

    • Ensure timely processing of final claims proceeds, including timely reconciliation/removal of advances/balances; provide monthly reports of all exceptions.

    • Monitor department RC statement monthly to ensure controllable expenses are maintained within budget; explain variances monthly; ensure losses are kept within budget and provide detailed explanation monthly for losses incurred.

    • Oversee claims outsourcing; ensure all conveyances/claims are filed timely and accurately by vendor; ensure vendor receives information/documentation timely to prevent filing delays; provide monthly reporting outlining vendor performance.

    • Ensure all invoices are paid within 48 hours.

  • Manage the reporting process:

    • Review monthly loss analysis report for cause of losses; ensure appropriate procedures, training, and management controls are implemented to prevent future losses; provide monthly summary outlining findings and corrective action taken.

    • Review tasks on weekly tracking step reports; direct staff to achieve completion or proper rescheduling; ensure late steps are kept to standard minimum.

    • Prepare and distribute monthly management and executive reports.

  • Prepare reports and participate in monthly self-assessment.

  • Complete time tracking daily; provide client billing information for non-routine items and requests.

  • Participate in monthly credit risk meetings; provide updates on loans in delayed status or where there is risk of monetary loss to company.

  • Participate in off-site due diligence reviews, client visits and attend court hearings as needed.

  • Other duties and projects as assigned.



  • High school diploma or equivalent

  • 3-5 years minimum foreclosure conveyance/claims experience

  • 2 years previous management experience

  • Extensive knowledge of GSE, FHA, VA and PMI guidelines

  • Extensive knowledge of the FIS foreclosure, claims, and corporate advance workstations preferred

  • Strong working knowledge and experience with MS Word and Excel

  • Excellent oral and written communication skills

  • Strong analytical skills

  • Ability to work in a fast paced environment with ability to meet deadlines

  • Detail oriented with ability to successfully manage multiple priorities
